Leaksafe were commissioned to install leak detection to protect the supply and waste connections to the bathroom pods in 271 student rooms and kitchens. Audible alarms and leak detection tape were installed under the connections accessed by service hatches outside each student room. The installation was done immediately after the Main Contractor’s practical completion date.
The benefits were immediate with 24 leaks being identified within the first 16 weeks post installation. The cost of providing those repairs in every instance was below the insurance Policy Excess and was within the Contractor’s default period.
The property investor said “With the acquisition of a new-build student accommodation development in Edinburgh we wanted a leak detection system installed as part of our efforts to control long-term management / maintenance costs and to help in protecting asset value. We have seen an immediate benefit from the alerting of the on-site management team when leaks occur, so repair costs are reduced as damage has not taken place to the fabric of the building and as repairs are minor, student enjoyment is not adversely affected.”
