Client Industry: Property Management / Facilities Management
Solution: Leaksafe Leak Detection Tape + WaterComm NB-IoT Monitoring
Focus: Protecting critical electrical infrastructure in unmanned areas
Overview
Building managers were experiencing recurring water ingress into an electrical switch room located underneath a car park—a high-risk location that was rarely inspected and extremely vulnerable to flooding. Leaksafe was brought in to design and install an early-warning leak detection system capable of alerting the team the moment water reached the electrical equipment.
Challenge
The property faced several compounding issues:
- Electrical switch room located below a car park, making the area difficult to monitor and prone to unnoticed water ingress.
- Room was rarely inspected, increasing the risk of damage going undetected for long periods.
- Persistent flooding, caused by water entering via a building core directly above the switch room.
- High-value electrical equipment at risk, where even minor leaks could result in serious outages, costly repairs, or safety hazards.
Building managers attempted structural mitigation, but a proactive alerting system was required to ensure incidents were caught early.
Onsite Mitigation Measures (Pre-Leaksafe)
Before involving Leaksafe, the building management team implemented several protective measures:
- Drip trays installed under the building core to channel water runoff away from equipment.
- A custom-designed sloping metal cover fitted over the electrical equipment to further deflect any incoming water.
While these changes helped reduce direct exposure, they could not guarantee that water ingress wouldn’t recur—especially in an area rarely visited by staff.
Solution
Leaksafe was asked to install a real-time leak detection system capable of notifying building managers immediately if the protective covers became wet.
Key Components Installed:
- 4 lengths of Leaksafe leak detection tape, fixed directly to the sloping metal covers using adhesive clips.
- Two wall-mounted WaterComm NB-IoT devices, each connected to the leak detection tape to provide constant monitoring.
How It Works:
If any section of tape detects moisture:
- The WaterComm device sends a signal via NB-IoT to Leaksafe’s secure data platform.
- The platform identifies which detection zonehas activated.
- Building managers are immediately alertedby SMS, email, and app notifications.
This provides an automated early-warning system, essential for areas that are unmanned or infrequently visited.
Results
✔ Real-time protection for critical electrical infrastructure
Managers no longer rely on periodic inspections to catch water ingress.
✔ Instant alerts on first contact with moisture
Even a minimal amount of water on the sloping cover triggers a notification.
✔ Improved safety and reduced operational risk
Early intervention prevents water reaching sensitive electrical components.
✔ Seamless integration with existing mitigation measures
The leak detection tape acts as the final protective layer in the building’s defence strategy.
Conclusion
Leaksafe’s leak detection tape and WaterComm NB-IoT monitoring system offer an invaluable early-warning solution for high-risk, unmanned environments. In this building’s switch room—located beneath a car park and prone to hidden water ingress—Leaksafe has provided the building managers with confidence, visibility, and real-time alerts that protect both infrastructure and safety.
