Leak detection in a Historic Landmark

Leak detection in a historic landmark

A nationally significant historic building was undergoing a full refurbishment ahead of its public reopening in October 2025. As part of the restoration plan, the building was replumbed and upgraded with a smart leak detection system—a critical requirement to protect the structure’s irreplaceable heritage value.

The client needed a flexible, reliable solution capable of adapting to varying usage patterns and providing immediate alerts—especially for potential leaks in water storage tanks located in the loft space.

The Solution:  xFlow

Leaksafe installed its intelligent xFlow leak detection system, designed to monitor both water volume and continuous flow—key indicators of potential leaks.

Key Features:

  • Usage Pattern Learning
xFlow audits water use over 7 days to learn the building’s typical patterns by time of day and day of the week.
  • Automatic Thresholds
Based on usage data, the system sets volume thresholds that trigger alerts or shut off when exceeded. These can also be adjusted manually.
  • Automated Shut-Off & Alerts
If abnormal flow or usage is detected, xFlow automatically shuts off the water to prevent damage and sends instant alerts via email, SMS, or push notifications to building managers
  • Allows quick reset once the issue has been resolved
  • Continuous Flow Monitoring
Detects leaks by identifying uninterrupted water use over pre-set durations.

Tank Protection: Industrial-Grade Sensors

To safeguard the rooftop water tanks, Leaksafe installed stainless steel probes in the bunded areas. These detect any leakage and immediately:

  • Shuts off water supply
  • Notifies the building team through all connected channels
  • Smart Connectivity & Notifications

To ensure resilient communication, Leaksafe deployed Vodafone NBIoT (Narrowband IoT) technology. This robust, secure network operates independently of on-site Wi-Fi, ensuring reliability at all times.  Leak alerts are delivered via:

    • Email
    • SMS
    • Push notifications (through the Leaksafe App)

    Result

The building is now protected by an intelligent, adaptive leak detection system that operates 24/7, giving managers peace of mind and ensuring the long-term safety of a national treasure—ready for its grand reopening.

Leaksafe work with a number of leading insurers, brokers and their clients to reduce the risk associated with water damage
